THE EXISTING FACILITY OFTEN THE CLUBHOUSE ON ALTA MAR DRIVE, WE ARE RELOCATING IT TO SOLANO ROAD, WHY AND MASSIVE GOMENT PLAN WAS APPROVED BY ST. JOHNS COUNTY ON AUGUST 7TH.

AUGUSTINE BUT GIVEN THE FONDNESS AND INSPIRATION OF THE PG AFERLT PGABUILDING BUT THE IDEA THAT ARCHITECTURAL COULD CREATE SOMETHING VERY SPECIAL, WE WERE ASKED SINCE THE SITE WAS A GATEWAY SITE, TO COME UP WITH SOMETHING THAT WAS AN ICON OR A VERY MEMORABLE OPPORTUNITY IN A VERY GOOD WAY, I MIGHT SAY, AS YOU ENTERED ST. JOHNS COUNTY. AND IT REALLY SET A TONE BEYOND THE TRADITIONAL OLDER DESIGN CHARACTERISTICS OF SLOPED ROOFS AND LOWER ELEVATED HUT-TYPE BUILDINGS.

WE WERE ABLE TO INCORPORATE THIS IDEA OF THIS COMMONS AREA, WHICH YOU CAN SEE IMMEDIATELY BELOW THE RETAIL BUILDING.
AND THAT'S REALLY AN EXTERIOR SPACE THAT CAN PERFORM A LOT OF DIFFERENT FUNCTIONS. IT CAN BE A GATHERING SPACE, CAN YOU DO OUTDOOR ACTIVITIES, IT CAN BE SOMEWHERE WHERE YOU CAN JUST HANG OUT. IT CAN BE SOMEWHERE WHERE YOU CAN HAVE YOUR DOG, YOU CAN PLAY ANY MAR MANNER OF CORN HOLE TOURNAMENTS. AND THE IDEA WAS THAT WHOLE THING BECOMES THE CENTER OF ACTIVITY FOR THIS PROJECT.

AND THEN ON THE WEST END ON TOP OF THE HOTEL LOBBY, WE'VE GOT THE OUTDOOR AMENITY SPACE FOR THE MEETING ROOMS FOR THE HOTEL.
SO WHAT HAPPENS IS, WE'VE BRACKETED THIS SPACE FROM TWO LEVELS, THE RETAIL ON THE GROUND FLOOR OPENS UP TO THE HOTEL LOBBY OPENS UP TO THE GROUND FLOOR AND THEN ROOF SPACES LOOKING DOWN INTO IT. THAT CREATES A LOT OF EXCITEMENT AND A LOT OF ACTIVITY AROUND THAT AMENITY SPACE ON THE GROUND. WHEN WE GO UP ONE MORE LEVEL WE GET TO JUST THE HOTEL ROOMS ON THE THIRD FLOOR BUT AGAIN THEY'RE PUSHED MORE BACK INTO THE SITE SO THEY ARE MORE PRIVATIZED.
