IT IS SOUTH OF MOXIE PARKWAY AND EAST OF U.S.HIGHWAY 1. THE SUBJECT PROPERTY HAS A FEATURED LAND-USE CLASSIFICATION OF RURAL CIVIC CULTURE WHICH ALLOWS THE CULTURAL INSTITUTIONAL USE CATEGORY . IT ALSO HAS A ZONING DESIGNATION OF OPEN RURAL, WHICH ALSO ALLOWS THAT CULTURAL INSTITUTIONAL USE CATEGORY. IT DOES STAY CONSISTENT WITH THE EXISTING ARCHITECTURE OF THE EXISTING CHURCH. THE SITE IS OWNED BY THE ST. FRANCIS IN THE FIELD EPISCOPAL CHURCH. THERE CURRENTLY OPERATING A PRESCHOOL. THE PROPOSED OPERATIONAL HOURS OF THE K-8 SCHOOL WOULD BE CONSISTENT WITH THE SAINT JOHN'S COUNTY SCHOOL DISTRICT WITH AN 8:30 A.M. START TIME AND A 2:45 PICKUP. PARENTS WILL BE RESPONSIBLE FOR PICKING UP AND DROPPING OFF THEIR STUDENTS AND THE DAYS OF OPERATION IS INTENDED TO FOLLOW THE ST. JOHNS COUNTY SCHOOL DISTRICT ACADEMIC CALENDAR. THE MAXIMUM CAPACITY PROPOSED FOR THE SCHOOL IS A TOTAL OF 850 STUDENTS, WHICH WOULD BE SUPPORTED BY 75 FULL-TIME EMPLOYEES AND 15 PART-TIME STAFF MEMBERS. THE SITE AS YOU SAW, ALSO INCLUDES ATHLETIC FIELDS, TRACK, AND OTHER OUTDOOR AREAS FOR STUDENTS TO PARTICIPATE IN COMPETITIVE SPORTS AFTER SCHOOL, SUCH AS OTHER EXTRACURRICULAR ACTIVITIES. THE SITE IN TOTAL IS 46 ACRES. THE SCHOOL PROPOSED IS APPROXIMATELY 78,000 SQUARE FEET. NO WETLAND IMPACTS, DIRECT ACCESS TO PALM VALLEY ROAD, WHICH IS A MAJOR COLLECTOR ROADWAY MEETING THE CRITERIA OF HOLDING AND DEVELOPMENT CODE. WE WILL ALSO RESERVE 25 FEET OF RIGHT-OF-WAY RESERVATION ALONG ALL VALLEY ROAD AS REQUESTED BY STAFF FOR ANY FUTURE MODIFICATIONS TO THAT ROADWAY. THE SITE PROVIDES ADEQUATE ON-SITE THE NUCLEAR STACKING OF APPROXIMATELY A HALF A MILE, AS YOU STACK THAT THERE'S TWO LANES GOING IN FOR THE STUDENT DROP-OFF AND ONE LANE EXITING. THE PROPOSED IMPROVEMENTS WILL CONTINUE TO BE BOTHERED BY THE WETLANDS AND IT WILL EXCEED THE MINIMUM IN COMPLEMENTARY BUFFER REQUIREMENT FOR THE LAND DEVELOPMENT CODE . AS PART OF THIS APPLICATION I HAD TO GET APPROVAL FROM MY INTERNAL ASSOCIATION AND CLUB COVE AND THEN ALSO FROM THE MASTER ASSOCIATION IN SAWGRASS . THIS IS THE PROPERTY THERE AT THE END OF THE CUL-DE-SAC . THESE ARE ZERO LOT LINE JUSTIFIED HOMES ON ONE SIDE OR THE OTHER. AND MY HOME IS JUSTIFIED TO ZERO LOT LINE ON THE LEFT SIDE WITH I THINK EIGHT FOOT ON THE RIGHT SIDE TO THE ADJACENT PROPERTY.
SO AT THE END OF A CUL-DE-SAC, EVERYTHING IS REALLY SQUISHED IN. THERE ARE ACTUALLY THREE HOMES IN VARYING DIRECTIONS AT THE END OF THE CUL-DE-SAC, AND I SIT KIND OF DEAD CENTER OF THAT REAR . THE REASON WHY I POINT THIS OUT, AND YOU CAN SEE THE TWO ADJACENT HOMES, AND MINE IS HIGHLIGHTED IN YELLOW. A GOOD CHUNK OF MY PROPERTY ACTUALLY EXTENDS OUT INTO THE POND AND THIS IS ALL BULK HEADED SO THAT'S UNUSABLE PROPERTY FOR ME AND MY FAMILY. SO THIS IS ON THE LEFT, YOU'VE GOT THE EXISTING RESIDENCE AND WHAT WAS AN EXISTING STILL EXISTS. MY ASK IS FOR WHAT'S PROPOSED IN THE SUBJECT AREA IS AN ADDITIONAL TWO FEET TO THAT PATIO AND PART OF DOING THAT WOULD BE THE UPPER RIGHT-HAND IMAGES, A ROOFLINE THAT GOES OVER THAT PATIO SO THAT WE ACTUALLY CAN USE THE PROPERTY, USE THAT SPACE. RIGHT NOW IT'S EITHER WET OR DIRECTLY IN THE SUNSHINE BECAUSE THAT'S SOUTHERN EXPOSURE AND SO THAT'S THE INFORMATION THERE. THIS IS ALL WHAT WAS SUBMITTED TO THE ASSOCIATION. THIS IS REAR AND SIDE ELEVATION VIEWS OF THE PROPERTY. I WOULD DRAW YOUR ATTENTION TO THE BOTTOM ONE, WHICH IS THE LARGER. THIS IS FROM THE ASSOCIATION, THIS IS GIVING UP THAT DRAINAGE EASEMENT THAT WAS ON THE ORIGINAL SURVEY AND WAS IN THIS SECTION OF THE PROPERTY. SO SAWGRASS ASSOCIATION DEVELOPMENT HAS GIVEN UP THE DRAINAGE EASEMENT THAT'S THERE AND ALSO APPROVED THE ADDITIONAL TWO FEET. SO THAT'S JUST BACK TO THE BEGINNING.
